# TERMS AND CONDITIONS OF USE AND RESERVATIONS

## 2. ACCEPTANCE OF TERMS

By using this website, requesting assistance, making reservations, completing payments, or using any advertised property, the user declares that they have read, understood, and agreed to these Terms and Conditions of Use and Reservations.

## 3. RESERVATIONS AND PAYMENTS

Reservations will only be considered confirmed after payment confirmation. Guests may choose between full payment of the reservation or payment of a reservation deposit corresponding to 30% of the total booking amount. The remaining balance must be paid at check-in.

Payments may be made via Pix, credit card, or installment payment options, depending on the availability of the payment platform used. Some properties may include a cleaning fee, which will be individually informed in the property listing. We do not require security deposits for seasonal rentals unless specifically stated in the property advertisement.

## 4. CHECK-IN AND CHECK-OUT

Standard check-in hours are from 2:00 PM to 6:00 PM. Check-out must be completed by 9:00 AM on the departure date. Requests for early check-in or late check-out depend exclusively on operational availability.

## 5. CANCELLATION POLICY

Guests may cancel their reservation free of charge up to 60 (sixty) days before the check-in date. After this period, paid amounts will not be refunded, subject to applicable legal provisions.

In cases of no-show, abandonment of the property, or cancellation after check-in, no refunds will be issued. Reservation rescheduling is not permitted.

## 6. ABOUT THE ADVERTISED PROPERTIES

Property photographs are illustrative and may present small differences in decoration, furniture, or item arrangement. Certain equipment or items may occasionally require maintenance during the stay. In such situations, technical assistance will be requested, but immediate or same-day service cannot be guaranteed, as repair timing depends on the professional’s availability.

Internet speed and stability may fluctuate due to external factors related to the service provider. Parking spaces may have size, height, or maneuvering restrictions, and guests are responsible for reviewing the property description carefully.

Not all properties allow pets. Guests must verify pet policies in each specific property listing before booking.

## 7. PROPERTY USAGE RULES

Parties or events are not allowed. Guests may not exceed the maximum occupancy limit, disturb neighbors, use leisure or party areas without condominium authorization, or violate any building or condominium regulations.

Quiet hours must be respected daily from 9:00 PM to 9:00 AM. Guests are fully responsible for their companions and visitors, as well as for damages caused to the property, condominium fines, improper garage use, and damages to furniture, utensils, or equipment.

Failure to comply with these rules may result in fines, immediate cancellation of the stay, and civil or financial liability for damages caused.

## 8. ANNUAL RENTALS

Annual rentals intermediated by the company will be formalized through specific contracts containing clauses regarding rental term, guarantees, adjustments, penalties, inspections, responsibilities, and payments. Individual contracts shall prevail over any general information available on this website.

## 9. COMMUNICATION

The client authorizes operational communications, reservation information, payment notices, check-in instructions, and other accommodation-related communications through WhatsApp, phone calls, or email.

## 10. PRIVACY AND DATA

Personal data provided by users will be used exclusively for reservations, customer service, contractual obligations, legal requirements, and operational communication. Data processing follows applicable Brazilian legislation, including the Lei Geral de Proteção de Dados Pessoais (LGPD).

## 11. FINAL PROVISIONS

The company may update these Terms and Conditions at any time without prior notice. Continued use of the website after modifications will be considered acceptance of the updated terms.

The jurisdiction of the court of Itapema is elected for resolving any disputes arising from these Terms and Conditions, except where otherwise required by law.
